Initially engaged to undertake a Site Analysis and Title Re-establishment survey using GNSS and Totalstation to enable a draftsman to create proposed development plans and to satisfy Council requirements.

After the design plans were completed and approved by Council, we were engaged to complete the Subdivision process.

We started by creating a draft plan of subdivision from the approved design plans, this is then lodged with council along with all relevant documentation for a Subdivision Planning Permit (separate to the Town Planning Permit already received for the development of the land).

Once building works had started (namely the base brickwork) we revisited the site to determine exact location of buildings in relation to the external Title boundaries and from this survey created the fully dimensioned final plan of subdivision.

This was then lodged on SPEAR for Certification.

By this time the Subdivision Planning Permit was issued and we were well underway in satisfying the relevant conditions required by Council, these included entering into agreements with the relevant servicing authorities (electricity, sewer, water & telecommunications), adding necessary Easements to the Plan of Subdivision, arranging site inspections for drainage + landscaping, etc..

Because the subdivision process was started just before the build started the entire process was finalised at the same time as the site works onsite, and the purchase settlements were able to take place as arranged.
